La Duquesa is the marina and golf district that sits immediately south-east of Sabinillas and about 4 km downhill from the Nylva Homes site. It is the closest upscale leisure hub for anyone living at Nylva: a working Mediterranean marina with around 300 berths, a concentration of bars and restaurants, La Duquesa Golf a short walk away, and a 16th-century coastal watchtower (Castillo de la Duquesa) overlooking the harbour. For most Nylva buyers La Duquesa is the evening-and-weekend side of the local map.
What is La Duquesa like for foreign buyers?
More international than Sabinillas, less engineered than Sotogrande. English and Scandinavian languages are widely heard around the marina restaurants. The summer atmosphere is lively without being rowdy; winter is calmer and a few of the chiringuitos close, though the main restaurants and bars stay open all year. Most buyers who pick La Duquesa like the fact that you can walk to dinner on any evening of the week and you do not have to drive home.
How far is La Duquesa from Nylva Homes?
Around 4 km by road from Nylva, roughly 5 minutes driving downhill via the local access roads to the A-7 and the marina exit. Closer than Sotogrande (14 km), further than the Sabinillas centre (3 km). Most Nylva residents use all three: Sabinillas for the supermarket run, La Duquesa for marina dinners and golf, Sotogrande for bigger outings or international school runs.
What is around the marina?
- Puerto de la Duquesa. A working marina with around 300 berths, fuel dock, chandlery, boat hire, fishing charters and around 40 restaurants, bars and cafes on the waterfront.
- Castillo de la Duquesa. A 16th-century coastal watchtower originally built to warn of Barbary pirate raids, now a small local archaeology museum and a landmark on the coastal path.
- La Duquesa Golf. 18-hole course directly above the marina with views of the sea and Gibraltar. Walkable from the harbour.
- Beach. Playa de la Duquesa stretches east from the marina with darker coarse sand, a line of beach bars, and usually quieter than Sabinillas.
- Coastal path. A walkable paseo connects La Duquesa to Sabinillas, which means you can stroll along the seafront for around 4 km between the two.
Is La Duquesa a good year-round location?
Yes. Roughly 75 percent of the marina restaurants stay open through winter; the remaining 25 percent are summer-only. The gym on the marina is open year-round, the golf course runs all year, and the coastal walk is at its best in November and February. Winters are mild enough that outdoor dining continues on sunny days. The marina has been gradually upgrading its facilities since the late 2010s and parking is managed rather than chaotic.
What are property prices like in La Duquesa?
La Duquesa sits at a slight premium to Sabinillas for equivalent quality because of the marina proximity. Sea-view new build per-m² sits roughly €2,900 to €3,500 in La Duquesa vs €2,700 to €3,300 in Sabinillas. Both are well below Sotogrande (€4,500 to €6,500 per m² for equivalent specs). Nylva Homes sits on the hillside above La Duquesa, so you get the La Duquesa location benefit without the direct waterfront price premium.

More international than Sabinillas, less engineered than Sotogrande. Most foreign buyers use it as their evening and weekend hub.

Is La Duquesa quieter than Sotogrande?
Different rather than quieter. Sotogrande is upscale and gated with most activity inside the resort; La Duquesa is a regular marina town with public access and a lively but un-glossy feel. In high summer La Duquesa is the busier of the two because it is cheaper to eat and walk around.
Are there golf courses in La Duquesa?
Yes. La Duquesa Golf is an 18-hole course directly above the marina, walkable from the harbour. Doña Julia is 5 km west. Finca Cortesín is 10 km north-west. Valderrama and La Reserva are around 14 km south. You have more golf within a 20 minute radius than almost anywhere else on the Costa del Sol.
What is the Castillo de la Duquesa?
A 16th-century coastal watchtower overlooking the marina, originally built to warn of Barbary pirate raids along the Andalusian coast. It now houses a small local archaeology museum and is one of the landmarks on the coastal walk between Sabinillas and La Duquesa.
Are the beaches in La Duquesa good?
Yes. Playa de la Duquesa stretches east from the marina with darker coarse sand and a line of beach bars. It is usually quieter than Sabinillas because access is slightly less direct. Clear water, gentle shelving, usable most of the year.
Can you walk from La Duquesa to Sabinillas?
Yes. The coastal paseo connects the two along the seafront, roughly 4 km end to end and around 45 minutes at a normal pace. It is one of the nicer daily walks on this stretch of coast, especially in winter sunshine.
Is there parking at La Duquesa marina?
Yes. Mix of free street parking around the marina and some managed paid parking closer in, especially in summer. Outside August weekends it is usually easy to find a space within a few minutes walk. Residents tend to park once and walk the marina loop.

Sea-view new builds sit around €2,900 to €3,500 per m² in La Duquesa, slightly above Sabinillas and well below Sotogrande. Nylva Homes sits on the hillside above with the La Duquesa location benefit at a competitive hillside price point, starting at €296,010 for a 2 bed.
Is La Duquesa safe at night?

Does La Duquesa have a local market?
