Manilva is the last town on the western Costa del Sol before you cross into the province of Cádiz and enter the Sotogrande-Gibraltar coastal band. It is a working municipality of around 17,000 residents, with a hilltop old town, the beach district of Sabinillas, the marina district of La Duquesa, and a spread of residential hillsides between them. Nylva Homes sits on one of those hillsides with the sea, Gibraltar and the Moroccan coast visible from every terrace.

Where exactly is Manilva?

Manilva is on the western edge of Málaga province, 93 to 94 km west of Málaga city and Málaga airport, and around 33 to 35 km east of Gibraltar and Gibraltar airport via the A-7 coastal motorway. That puts Nylva Homes roughly one hour by road from Málaga airport and 30 minutes from Gibraltar airport. Distance to the Sotogrande border is around 14 km and to the La Duquesa marina is 4 km.

Why does Manilva give the Gibraltar and Africa view when Marbella does not?

The geography of the coastline. From Marbella the coast runs roughly east to west, so apartments face due south into open sea with no Gibraltar in the frame. From Manilva the coast has already swung to run north-west to south-east, so SW-facing apartments look across the Strait of Gibraltar with the Rock on the left and Morocco across the water. It is the angle of the coastline, not a local height advantage, that makes the Manilva panorama work.

What is Manilva like to live in?

Quieter than Marbella, less manicured than Sotogrande, friendlier than the mass-tourist resorts further east. The population is mixed: around 40 percent Spanish, 20 percent British, and smaller shares of Dutch, German, Italian, Belgian and Eastern European residents. English is widely spoken in Sabinillas and La Duquesa; Spanish is still expected in the old town and in local administration. Seasonality is mild: the tourist spike in August is noticeable but nothing like Marbella or Fuengirola.

What is there to do around Manilva?

Is Manilva a good year-round location?

Yes, better than most of the Costa del Sol for year-round living. The climate is the same 320 clear days per year that the rest of the region has, but Manilva has working local services (butchers, bakers, medical centre, schools) rather than being purely holiday-led. You can buy your groceries in Sabinillas on 2 January without every shop being closed.

Health care: local centro de salud in Manilva, regional hospital in Marbella, private hospital in Sotogrande. Education: Spanish state schools locally, British international school within 20 minutes in Sotogrande.

How does Manilva compare on price to the rest of the Costa del Sol?

New build per-m² in 2026 sits around €2,700 to €3,400 in Manilva for a sea view apartment. The equivalent in Estepona is €3,500 to €4,500 and in Marbella €4,500 to €8,000 plus for the same spec. That is 40 to 55 percent lower per m² than Marbella for a broadly equivalent apartment. We cover the numbers in detail on the price per m² page.
