Sotogrande is the upscale gated resort immediately south of Manilva, across the provincial border into Cádiz. Famous for Valderrama golf (host of a Ryder Cup and a Volvo Masters), La Reserva Club, the Sotogrande Marina, the international school, and the polo fields. It is also one of the most expensive places to buy property on the Costa del Sol. This page explains what Sotogrande offers, what it costs, and why many Nylva Homes buyers end up liking the fact that they can use Sotogrande as a lifestyle resource without living inside its price bracket.
What is Sotogrande like compared to Manilva?
Sotogrande is engineered; Manilva is organic. Sotogrande was master-planned in the 1960s as an upscale resort estate and the whole place has the feel of a gated community even where there are no actual gates. Everything is manicured: roads, signage, landscaping, street lighting. Manilva by contrast is a regular Spanish municipality that happens to have a beautiful coastline. You see working olive groves, everyday Spanish shops, and buildings from every decade. Both have their appeal; they just serve different kinds of buyer.
How far is Sotogrande from Nylva Homes?
Around 14 km south via the A-7 coastal motorway, roughly 15 to 18 minutes by road. That is close enough that Nylva residents can use Sotogrande as everyday territory: lunch at the marina, polo in the summer, international school run if you have children, shopping at the more upmarket end of Costa del Sol retail.
What is Sotogrande famous for?
- Valderrama Golf Club. Host of the 1997 Ryder Cup and multiple top European Tour events. Consistently ranked in the top 10 courses in continental Europe. One of the most exclusive golf clubs in Spain.
- La Reserva Club. An 18-hole Cabell Robinson course with a Beach Club featuring a large swimmable lagoon. Sotogrande’s younger and more accessible luxury golf alternative.
- Sotogrande Marina. A large working marina with superyacht berths, restaurants, a hotel and a Sunday market. Busier in summer than La Duquesa and more international in feel.
- Santa María Polo Club. One of the world’s top polo venues, hosting the annual summer International Tournament attended by players from Argentina, Europe and the Middle East.
- Sotogrande International School. Well-established British-curriculum international school covering nursery through to sixth form. Serves families from across the western Costa del Sol.
- Beaches. Sotogrande has its own beach with water sports, restaurants and a calmer crowd than the marina area.
Why is Nylva cheaper than Sotogrande for the same view?
Because Nylva is in Manilva municipality rather than inside the Sotogrande master-plan. The Gibraltar sight line is the same in both places because the geography of the coast continues. New builds inside Sotogrande run €4,500 to €6,500 per m² for equivalent 2 bed apartments with a sea view. Nylva Homes entry is around €2,900 per m² (€296,010 for 102 m²). That is a meaningful gap for broadly similar Mediterranean living: same climate, same view axis, same road to Gibraltar and Málaga.
What you trade off: the Sotogrande “brand” and the gated-community feel. What you keep: the view, the coastline, the golf within driving distance, and a fraction of the running cost. Plenty of Nylva buyers specifically do not want the gated-community feel. Others buy at Nylva precisely so they can afford to actually use Sotogrande’s paid amenities without the ongoing cost of living there.

Frequently Asked Questions
What is Sotogrande like compared to Manilva for foreign buyers?
Sotogrande is an upscale 1960s master-planned resort with a gated-community feel, golf, polo, international school and superyacht marina. Manilva is a regular Spanish municipality with a similar view axis at a much lower price point. Both sit on the same Gibraltar sight line; the choice comes down to atmosphere and budget.
How far is Sotogrande from Manilva?
Around 14 km by road via the A-7, roughly 15 to 18 minutes by car. Sotogrande is across the provincial border into Cádiz, so you change licence plate prefix on the short drive. Close enough to use as daily territory from Nylva Homes.
Is Valderrama Golf Club open to non-members?
Limited. Valderrama is one of the most exclusive golf clubs in Spain. Visitor rounds are restricted and require advance booking through the club. Most Costa del Sol residents who want regular golf play La Reserva, Finca Cortesín, Doña Julia or La Duquesa, and save Valderrama for special occasions.
What is La Reserva Club?
An 18-hole Cabell Robinson course in Sotogrande with an attached Beach Club featuring a large man-made lagoon you can swim in. More accessible to visitors than Valderrama and increasingly popular with international buyers as a lifestyle amenity. Day and seasonal memberships are available.
Is the Sotogrande International School any good?
It is one of the longest-established international schools on the Costa del Sol, following a British curriculum from nursery through sixth form. Results are strong and it draws pupils from across the western Costa del Sol. Term fees are high by local Spanish school standards but broadly in line with British international schools elsewhere in Europe.
How expensive is property in Sotogrande?
New build 2 bed sea view apartments typically run €4,500 to €6,500 per m². A 100 m² equivalent to the Nylva entry 2 bed would cost roughly €450,000 to €650,000 in Sotogrande versus €296,010 at Nylva. Villas inside the resort run into multi-millions.
Is Sotogrande year-round or seasonal?
More year-round than it used to be. Around two thirds of residents now live there at least part of the year rather than only in summer. The international school, the marina and La Reserva Beach Club stay busy through winter. Polo is summer-only; golf is year-round.
What is the atmosphere in Sotogrande?
Quieter and more curated than Marbella, less Spanish-feeling than Manilva. Heavy international mix: British, Spanish, Argentinian (via polo), French and Middle Eastern residents. Restaurants cluster at the marina and the polo fields. The rest of the estate is residential streets with low traffic.
Does Sotogrande have a beach?
Yes. Sotogrande’s own beach runs west from the marina with sandy shoreline, a line of restaurants and beach clubs, and usually a calmer crowd than Marbella. Water quality is good and the beach holds a Blue Flag most years.
Is Sotogrande safe?
Yes. Very low crime rate. Much of the estate is on quiet residential streets with private security, and the main marina and school zones are constantly patrolled. Many buyers choose Sotogrande specifically for the security feel.
Can I live at Nylva and use Sotogrande as territory?
Yes, and many buyers plan to do exactly that. You keep the Nylva view and price, drive 15 minutes south for Sotogrande golf, polo, beach club and international school. The trade-off is no gated-community feel at home, which most buyers consider a plus.
Are there supermarkets in Sotogrande?
Yes. Supercor and several smaller shops serve the estate directly, with larger supermarkets in Guadiaro and Pueblo Nuevo within the Sotogrande area. For the full weekly shop most residents still drive to Sabinillas or to La Línea for cheaper groceries.
How does Sotogrande polo work?
Santa María Polo Club runs the International Tournament from late July to late August each year, with matches on most evenings and a spectator scene that draws players and visitors from across the world. Non-members can watch for a modest entry fee. It is one of the highlights of the local summer calendar.
