Most “sea view” listings on the Costa del Sol are technically honest and practically meaningless. Yes, there is water visible somewhere in the frame. No, you cannot see the Rock of Gibraltar from there. Nylva Homes is in the small set of developments where sea, Gibraltar and the North African coast are all visible from the same terrace because the site happens to be south-west facing, elevated, and west of the kink in the coastline where Gibraltar becomes physically possible to see at all.

What compass direction do you actually look in?
Nylva Homes faces south-west. From the terraces:
- Due south. Open Mediterranean, with Sabinillas and the La Duquesa marina in the mid-foreground.
- South-east. The Rock of Gibraltar, a 426 m limestone ridge roughly 30 km away. Visible on every clear day.
- South-south-east, behind Gibraltar. The Moroccan coastline and the Rif mountains. Visible on most days, clearest in winter.
- West. Sunset path. Between October and March the sun drops behind the Rock itself, which is the image buyers actually come for.
Why does Manilva give this view when Marbella does not?
The coastline between Marbella and Estepona runs roughly east to west, so apartments there face south. From Marbella you look due south into open sea with no land in sight. Gibraltar is behind you to the south-west and blocked by hills. At Manilva the coastline swings round so you are already looking across the Strait toward Africa. That change in coastline geometry is the whole reason this panorama exists. You cannot engineer it closer to Marbella; you can only go where the compass already gave you the angle.
How far can you really see on a clear day?
Horizon distance depends on your eye height. A beachfront flat at 3 m elevation gives you roughly 6 km of sea horizon before the curvature of the earth takes over. A Nylva Homes terrace at around 60 m above sea level (depending on floor) stretches that to around 27 km of water before curvature. Land features like Gibraltar (426 m) and the Rif mountains in Morocco (up to 2,400 m) protrude far above the geometric horizon, which is why they are visible much further away than a ship would be.
Practical translation: Gibraltar is visible 350+ days per year. The Moroccan coast is visible on most days, moody and close on winter afternoons, hazy and distant in high summer. Sunrise over Málaga direction is fine. Sunset behind the Rock is the postcard, and it happens most clearly from late autumn to early spring when the atmosphere is cleaner.
Which Nylva Homes units get the best view?
All 45 units are SW-facing so every unit has the core panorama. What varies is how much of it:
- Top floor penthouses. Unobstructed 180° view with a large terrace. The 3-bedroom penthouse units are the flagship.
- Second and third floor. Still clear view, especially of Gibraltar and the Strait. Terraces are deep enough to be usable as outdoor rooms.
- Ground floor garden units. Sea view through the garden; Gibraltar visible but less dominant. Trade-off is direct garden access and a more private feel.

How does the view hold up through the year?
Manilva gets around 320 clear or mostly clear days per year. January and February are the clearest, so that is when the Moroccan coast looks closest. June and July are the haziest because of mild Saharan dust episodes and the summer marine layer. Autumn sunsets are the dramatic ones. If you have ever seen someone’s social feed full of orange-purple sky over Gibraltar in October, they were probably somewhere along this stretch of coast.

Yes, on effectively every clear day. Gibraltar is around 30 km south-east of the development as the crow flies, and the 426 m Rock rises far above the curvature of the earth. It is visible year-round and especially dramatic at sunset from October to March.
How far is Gibraltar from Manilva?
Roughly 33 to 35 km by road via the A-7, so about 30 minutes driving. In a straight line across the bay it is closer to 25 km. Gibraltar airport is at the same distance, which is why some buyers fly in via Gibraltar rather than Málaga.
Is every Nylva Homes unit SW-facing?
Yes. Every one of the 45 apartments across the three buildings is oriented south-west. There is no “wrong side” of the development, though top-floor units naturally get the widest view and ground-floor garden units trade some panorama for direct garden access.
Can you see Africa from Manilva?

How high above sea level is Nylva Homes?
The site sits on the hillside above Sabinillas at roughly 50 to 70 m above sea level depending on building and floor. Elevation is the entire reason the view works: a beachfront block at 3 m gives you 6 km of horizon; an elevated terrace here gives you more than 25 km of horizon plus land features beyond it.
Do the terraces face the sea directly?
Yes. The main living-room terrace on every unit is oriented toward the sea and Gibraltar. On the 2 bed units the master bedroom usually shares the same aspect; on the 3 bed units the second bedroom may face into the development courtyard depending on unit number.
What time of year is the view clearest?
Late autumn through early spring. January and February typically have the cleanest air and the closest-looking Moroccan coast. Summer hazes back slightly due to warmer air and occasional Saharan dust. The sunset line behind the Rock is most dramatic around October to March.
Will any building ever be built in front of Nylva Homes?
