Sea and Gibraltar View Apartments in Manilva What You Actually See From Nylva Homes

New build sea view homes in Manilva, Costa del Sol

Sea and Gibraltar View Apartments

Most “sea view” listings on the Costa del Sol are technically honest and practically meaningless. Yes, there is water visible somewhere in the frame. No, you cannot see the Rock of Gibraltar from there. Nylva Homes is in the small set of developments where sea, Gibraltar and the North African coast are all visible from the same terrace because the site happens to be south-west facing, elevated, and west of the kink in the coastline where Gibraltar becomes physically possible to see at all.

This page is the honest version. Where exactly you look, what you see on clear vs hazy days, and which of the 45 units get the best line of sight. If you want the fast track, book a viewing with Marcelo and he will point it out in person.

What compass direction do you actually look in?

Nylva Homes faces south-west. From the terraces:

Why does Manilva give this view when Marbella does not?

The coastline between Marbella and Estepona runs roughly east to west, so apartments there face south. From Marbella you look due south into open sea with no land in sight. Gibraltar is behind you to the south-west and blocked by hills. At Manilva the coastline swings round so you are already looking across the Strait toward Africa. That change in coastline geometry is the whole reason this panorama exists. You cannot engineer it closer to Marbella; you can only go where the compass already gave you the angle.

How far can you really see on a clear day?

Horizon distance depends on your eye height. A beachfront flat at 3 m elevation gives you roughly 6 km of sea horizon before the curvature of the earth takes over. A Nylva Homes terrace at around 60 m above sea level (depending on floor) stretches that to around 27 km of water before curvature. Land features like Gibraltar (426 m) and the Rif mountains in Morocco (up to 2,400 m) protrude far above the geometric horizon, which is why they are visible much further away than a ship would be.

Practical translation: Gibraltar is visible 350+ days per year. The Moroccan coast is visible on most days, moody and close on winter afternoons, hazy and distant in high summer. Sunrise over Málaga direction is fine. Sunset behind the Rock is the postcard, and it happens most clearly from late autumn to early spring when the atmosphere is cleaner.

Which Nylva Homes units get the best view?

All 45 units are SW-facing so every unit has the core panorama. What varies is how much of it:

Marcelo keeps an up-to-date floorplate showing which units are still available by unit number and which have already reserved. Ask at first contact.

How does the view hold up through the year?

Manilva gets around 320 clear or mostly clear days per year. January and February are the clearest, so that is when the Moroccan coast looks closest. June and July are the haziest because of mild Saharan dust episodes and the summer marine layer. Autumn sunsets are the dramatic ones. If you have ever seen someone’s social feed full of orange-purple sky over Gibraltar in October, they were probably somewhere along this stretch of coast.

The view is not the only reason to buy here. It is the reason this site exists and the reason this page is the hub for everything else we sell. If the view is what you came for, everything else (energy cert A, underground parking, pool, gym, coworking room) is supporting detail.

Frequently Asked Questions

Which apartments in Manilva have sea and Gibraltar views?

Nylva Homes is the current main candidate. 45 SW-facing units on an elevated site above Sabinillas with an unobstructed line of sight to Gibraltar and the Moroccan coast. A handful of older developments in Manilva have partial views but almost none have new build quality plus the full three-compass panorama.

Can you really see Gibraltar from a Nylva Homes terrace?

Yes, on effectively every clear day. Gibraltar is around 30 km south-east of the development as the crow flies, and the 426 m Rock rises far above the curvature of the earth. It is visible year-round and especially dramatic at sunset from October to March.

How far is Gibraltar from Manilva?

Roughly 33 to 35 km by road via the A-7, so about 30 minutes driving. In a straight line across the bay it is closer to 25 km. Gibraltar airport is at the same distance, which is why some buyers fly in via Gibraltar rather than Málaga.

Is every Nylva Homes unit SW-facing?

Yes. Every one of the 45 apartments across the three buildings is oriented south-west. There is no “wrong side” of the development, though top-floor units naturally get the widest view and ground-floor garden units trade some panorama for direct garden access.

Can you see Africa from Manilva?

Yes, on around 70 to 80 percent of days across the year. The Moroccan coast and the Rif mountains are visible across the Strait of Gibraltar, typically clearest in winter and hazier in high summer. We cover the details on a dedicated problem page about seeing Africa from Manilva.

How high above sea level is Nylva Homes?

The site sits on the hillside above Sabinillas at roughly 50 to 70 m above sea level depending on building and floor. Elevation is the entire reason the view works: a beachfront block at 3 m gives you 6 km of horizon; an elevated terrace here gives you more than 25 km of horizon plus land features beyond it.

Do the terraces face the sea directly?

Yes. The main living-room terrace on every unit is oriented toward the sea and Gibraltar. On the 2 bed units the master bedroom usually shares the same aspect; on the 3 bed units the second bedroom may face into the development courtyard depending on unit number.

What time of year is the view clearest?

Late autumn through early spring. January and February typically have the cleanest air and the closest-looking Moroccan coast. Summer hazes back slightly due to warmer air and occasional Saharan dust. The sunset line behind the Rock is most dramatic around October to March.

Will any building ever be built in front of Nylva Homes?

The immediate line of sight toward the sea is protected by the topography and by the zoning pattern of the land below. Marcelo can walk you through the local PGOU (urban planning) document at viewing to show which neighbouring plots are buildable and which are not.

What is the difference between the ground floor and the top floor units?

Top floor units have the biggest, most open panorama and the largest terraces. Ground floor units swap some view for a private garden and direct outdoor access. Second and third floor units are the sweet spot most buyers land on: clear view, good terrace depth, lower price than the penthouse.

How much more do the sea view units cost than inland flats in Manilva?

Roughly 20 to 35 percent more per square metre compared to equivalent new builds without a sea view on the same stretch. That premium has held historically because the view stock in Manilva is limited by topography. We break down the price data on our Manilva 2026 per-m² page.

Are the views visible from inside the apartment or only from the terrace?

Both. The main living room has floor-to-ceiling glazing to the south-west, so the view is the focal point from inside as well. The terrace is what you use for morning coffee, sunset, and for the full 180° sweep of the panorama.

Can I see the unit and the view before I commit?

Yes. You can visit the site, walk the plot, and Marcelo will take you to a similar completed BlancaReal development to see the build quality and the vantage point. If you cannot travel, we run video viewings on WhatsApp at any time of day that suits your timezone.

How do I reserve a unit with the best view?

Call or WhatsApp Marcelo on +34 621 28 34 45, ask for the current floorplate, and pick the unit number before it is gone. A reservation fee takes it off the market, followed by the private purchase contract within 30 days and stage payments through construction to Summer 2027 completion.
