South-west orientation is the quiet decision that changes everything about how a Costa del Sol apartment feels to live in. It is the difference between a terrace that burns at midday and an apartment that takes full afternoon sun right through sunset. It is the difference between facing a wall of open water and facing a view that includes Gibraltar and Africa. And yet most off-plan marketing bundles “sea view” with no mention of cardinal direction at all.
Nylva Homes is 45 apartments, all oriented SW. This page explains why that matters, how the sun path runs through the living room, and which existing Costa del Sol developments share the same orientation versus which face due south or south-east.
Why does SW orientation matter on the Costa del Sol?
Three reasons.
- Afternoon and sunset sun. A SW-facing apartment gets direct sun from around late morning until sundown. That means the terrace is usable for lunch, afternoon drinks and dinner. A south-east facing flat gets morning sun then loses it by early afternoon.
- The sunset itself. On the western Costa del Sol the sun sets into the sea along the western horizon. SW orientation puts that horizon directly in your view. East-facing flats watch sunset happen behind them.
- The Gibraltar and Africa sight line. The Rock of Gibraltar sits roughly south-east from Manilva, and the Moroccan coast lies behind it across the Strait. An apartment with its main windows pointing SW picks up both naturally. A south-facing flat in Marbella does not.
Which Costa del Sol new builds actually face south-west?
Not many. Most Costa del Sol apartment blocks face due south because that is the beach orientation along most of the coast. SW orientation only happens where the coastline runs roughly north-west to south-east, which is the Manilva to La Línea stretch. The big developments that are SW oriented on this stretch include Nylva Homes (the flagship panorama site at 45 units) and a handful of mid-2010s resales. If you want SW in a new build, Manilva is where to look.
What does the sun path look like through the day?
From a SW-facing terrace at Nylva Homes the daily sun trajectory is:
- Morning. Indirect light, cool terrace, interior soft-lit. Good for breakfast inside or on the shaded portion of the terrace.
- Late morning through early afternoon. Sun enters the living-room glass at an angle that hits the floor but not directly in your eyes. Shade structures on the terrace handle the hottest couple of hours.
- Mid-afternoon through evening. Sun is high enough in summer to be managed by the recessed terrace geometry. Light floods the interior at a warm angle without the direct glare of south-facing afternoon sun.
- Sunset. Sun drops toward the western horizon and in winter specifically sets into the sea behind Gibraltar. The terrace is in full golden hour during this window.
Does the terrace get too hot in summer?
Less than you would think, and less than a full south facing flat. Recessed terraces at Nylva are designed so that the high summer sun is partly shaded by the overhang of the floor above. In July and August direct midday sun is overhead rather than horizontal, which gives natural shading. The afternoon sun is intense from 5 pm onward but that is when most people actually use the terrace. Aerothermal cooling inside handles interior comfort regardless.
Which rooms face the sea on each unit type?
On the 2 bedroom units the living room, main bedroom and terrace all face SW toward the view. The kitchen and second bedroom face inward toward the courtyard. On the 3 bedroom units the living room and two of the three bedrooms usually face SW; the third bedroom or study face inward depending on unit number. Marcelo can send you a dimensioned floorplate showing exactly which windows face which way. Ask at first contact.

Frequently Asked Questions
Which new developments on the Costa del Sol face south-west?
SW orientation is uncommon on the Costa del Sol because most of the coastline runs east-west with beach apartments facing south. Nylva Homes in Manilva is one of the few current new builds where every unit faces SW, which is the orientation that captures sunset, Gibraltar and the Moroccan coast together.
Is south-west better than south-facing on the Costa del Sol?
It depends what you want. South-facing gives maximum midday sun and is hot in high summer. South-west gives late morning to sunset coverage, catches sunsets, and captures the Gibraltar sight line from Manilva. For buyers who spend their days on the terrace, SW tends to win.
What time of day do SW-facing Nylva apartments get direct sun?
Late morning to sunset. Around 11 am through to the setting of the sun depending on the month. Morning hours are in indirect light, which most residents actually prefer for breakfast and early reading on the terrace.
Are SW-facing apartments too hot in July and August?
Not at Nylva. Recessed terraces partially shade the interior during the hottest midday hours, aerothermal cooling inside handles comfort, and the high summer sun is almost overhead from 1 to 4 pm. The direct low sun only arrives after 6 pm when most residents are on the terrace anyway.
Do the main bedrooms face SW too?
On the 2 bed units the master bedroom shares the SW aspect with the living room and terrace. On the 3 bed units the living room and two bedrooms face SW; the third bedroom or study faces the internal courtyard. Ask for the dimensioned floorplate to see the exact room layout per unit number.
Can you see Gibraltar and Africa from a SW-facing window?
Yes. Gibraltar sits to the south-east of Manilva and the Moroccan coast behind it, so a SW-facing window naturally captures the full arc from open sea through Gibraltar to Africa. A purely south-facing window misses the Gibraltar framing.
Why do most Costa del Sol apartments face south not SW?
The coastline between Marbella and Estepona runs east to west, so the beach faces south. Apartments along that stretch are built to look at the sea, which means pointing south. Manilva sits where the coastline swings to run north-west to south-east, which is what allows SW orientation with a sea and Gibraltar view in the same frame.
Is SW orientation better for energy efficiency?
Slightly, for sites that want afternoon passive solar heating in winter without the midday summer peak. Nylva combines SW orientation with energy cert A construction, aerothermal heat pumps and double glazing, so the orientation is an aid rather than the whole strategy.
What happens to the view at night?
You see the lights of Gibraltar and La Línea to the south-east, Sotogrande to the south, and scattered lights along the Moroccan coast on clear nights. Sunset into sea is the headline moment; the blue hour that follows is the quiet moment most buyers come to love.
Can I reserve a specific SW-facing unit?
Every Nylva Homes unit is SW-facing, so yes, you can reserve any unit and get the orientation. What varies unit to unit is floor, terrace size and courtyard-side room layout. Marcelo keeps the live floorplate of availability and can walk you through it on the phone.
Is there any unit at Nylva that does NOT face SW?
No. The whole development is oriented SW by design. Every living room terrace on every unit points the same way. This is deliberate: the site was chosen for the orientation as much as for the elevation.
How does the winter sun feel in a SW-facing unit?
Warm and low-angle through the whole afternoon. December and January sun at around 3 pm floods deep into the living room because the sun is low in the sky. It is one of the genuine advantages of winter on this coast and it is hard to get without SW orientation.
Can I see the sunset from inside the living room?
Yes. The floor-to-ceiling glazing on the SW-facing living room gives you the sunset through the glass even without stepping onto the terrace. In practice buyers tend to end up outside anyway.
